Basic Terms & Conditions

All rentals are for a minimum of 3 nights unless otherwise arranged. Check-in time is 4:00 pm and check-out time is 10:00 am.

A charge of 10% is required for BVI accommodation taxes which must be remitted to the BVI government on each rental.

We do not require a security deposit on rentals. For the convenience of our guest, a credit card is required to be on record in lieu of security deposit. Guest agrees and authorizes that the Property Manager may apply reasonable charges to the credit or debit card account provided - associated with or in connection with making repairs/replacements resulting from damage or loss of Owner's property during the rental period; normal wear and tear occasioned by Guest's reasonable use and occupancy of the property excluded.  

We collect 50% of the total charge at the time of booking and the remaining 50% balance is due 90 days prior to your arrival and check-in.

All payments must be made in US dollars and we accept mailed check, wire transfers and credit cards. A 4% transaction fee will be charged for credit cards. Please contact us directly for wire transfer information. 

Reservations are not confirmed until an initial deposit and a signed rental agreement are received by the owner.

We recommend all of our renters purchase travel insurance. We cannot accommodate refunds unless cancellation notice is provided 90 days prior to check-in due to the long lead times on reservations.
